The Brief
2702 Ladbrook Way is a large estate inside the guard gated Sherwood Country Club, with golf course frontage and expansive indoor and outdoor spaces. The challenge was presenting the true scale of the home without making it feel overwhelming or confusing online.
We approached the video as a guided experience rather than a room by room tour. The focus was on pacing, clear transitions, and showing relationships between spaces. Interior shots were structured to show flow from formal rooms into shared living areas, then outward to the backyard and views.
We emphasized the elevated position above the first fairway, using exterior and transitional shots to connect the home to its setting. The final edit balances scale with clarity, helping buyers understand the layout, lifestyle, and location before stepping on site. This production was created for Team Nicki & Karen.
